Bace Build is seeking an experienced and driven General Contractor Project Manager to oversee and lead our construction projects from inception through completion.

The work for this role is centered on a dynamic and impactful development portfolio and residential and commercial 3rd party projects, predominantly involving:

  • Adaptive Reuse Multi-family projects
  • Large-scale Residential Renovations
  • Commercial Construction Projects

These projects typically range in value starting at $500k and are defined by their complexity, requiring management of a diversified mix of subcontractors. As a key leader in our integrated real estate and construction team, you will ensure these specialized projects are delivered on time, within budget, and to the highest quality standards. This role requires a strong blend of technical construction knowledge, financial acumen, and exceptional skill in coordinating diverse teams and complex scopes. Key Responsibilities

The GC Project Manager will be responsible for the full project life cycle, including:

  • Project Planning & Scheduling: Develop and manage detailed project schedules, budgets, and resource allocation plans tailored to the unique demands of adaptive reuse and large-scale renovations.

  • Budget & Financial Management: Oversee project budgeting, cost control, bid leveling, and financial reporting. Manage all change orders, ensuring strict adherence to budgetary constraints.

  • Subcontractor & Procurement Management: Lead the procurement process, including selecting, negotiating, and managing contracts with a wide array of specialized, multi-disciplinary subcontractors and vendors .

  • Site Supervision & Quality Control: Work closely with Site Superintendents to monitor construction progress, conduct regular site inspections, and enforce rigorous quality standards and safety protocols (OSHA compliance), particularly in occupied or logistically challenging sites.

  • Stakeholder Communication: Serve as the primary point of contact for clients, architects, engineers, city officials, and internal executives (43 North Real Estate and Bace Build leadership). Provide consistent, accurate progress reports and proactively resolve issues.

  • Documentation & Compliance: Maintain comprehensive project documentation, including contracts, permits, RFIs, submittals, and close-out packages, ensuring compliance with all local codes and regulatory requirements.

Required:

  • Experience: Minimum of 5+ years of progressive experience in construction project management, specifically as a General Contractor , with proven experience managing projects in the $500k to $10M+ range.

  • Project Type Knowledge: Demonstrated success in managing Adaptive Reuse, Multi-family, or complex commercial renovation projects.

  • Education: Associates or Bachelor’s Degree in Construction Management, Civil Engineering, Architecture, or a related field.

  • Technical Proficiency: Expert knowledge of construction processes, sequencing, building codes, and safety regulations. Proficiency in project management software (e.g., Procore, MS Project, Primavera P6) and Microsoft Office Suite.

  • Core Skills: Strong leadership, negotiation, and proven problem-solving abilities. Excellent verbal and written communication skills to manage diverse project teams and stakeholders.

  • Geographic Requirement: Must currently reside within the greater Rochester, New York area or be willing to relocate prior to the start date.

  • Local Network: Existing and established relationships with multi-disciplinary subcontractors and vendors within the Rochester, New York market are greatly desired and considered a significant asset.

Preferred:

  • OSHA 30 certification.
  • Experience managing multiple projects simultaneously within the market.
